Despite ongoing challenges in Ghana’s housing sector, private developers are showing renewed confidence in the market with strategic projects targeting urban, high-demand locations.

One such initiative is Prime Accra, a luxury residential development by Kasa Properties, launched on 31st March 2025 in the coveted Airport Residential Area.

Speaking on the state of the sector, Belo Cida Haruna, Commercial Director of Kasa Properties, noted that “the lack of long-term housing policies, high construction costs, and financing hurdles continue to limit access to affordable housing for many Ghanaians.”

Nevertheless, projects like Prime Accra highlight growing private sector confidence and the importance of partnerships between government and developers in building homes and creating jobs.

According to Mr. Haruna, buyers are now more focused on location strength, build quality, and realistic returns rather than speculative gains.

The launch of Prime Accra coincides with a period of growing segmentation and investor awareness in Ghana’s real estate sector. While affordable housing remains a critical national priority requiring policy and financing support, demand for high-quality developments in prime locations continues to grow.
